Resident Benefits

Offering value-added services is one way for landlords and investors to raise their revenue. For instance, a resident benefits program may appear to be nothing more than an extra cost with no guarantee of attracting new tenants or encouraging current ones to extend their leases. However, if you put in the effort to learn the ins and outs, you’ll see that it’s actually a wise investment that boosts customer loyalty and returns.

Credit Building

By automatically notifying all three credit bureaus of timely rent payments, the resident benefits package helps tenants improve their credit scores for doing something as simple as paying their bills on time. Residents will be encouraged to be responsible with their financial obligations and be better prepared to become homebuyers because of this service’s impact on their auto loan, credit card, and possible mortgage interest rates. They are rewarded with a higher credit score for accomplishing something already on their to-do list.

Identity Theft Protection

Fifteen million U.S. citizens fell victim to identity theft in 2021, yet many of these crimes were never reported. Our resident benefits package includes identity protection as a standard perk, giving each adult on the lease the confidence that comes with security. If a resident is a victim of identity theft, they will have access to a professional case manager and compensation of up to $1,000,000. This makes sure that tenants can continue paying their rent.

Resident Rewards Program

Residents who make on-time payments are rewarded under the program. They may receive cash, gift cards, or discounts. They will earn bonus points for each timely payment they make. In addition, each resident is free to open their own account in the rewards program. Krystle Properties provides insurance options at competitive rates, which property managers can provide to all their tenants at once to take advantage of a discounted group rate. Including renter’s insurance in the resident benefits package is a great way to ensure tenants are protected in an accident.

HVAC Filter Delivery

The tenant is ultimately liable for replacing the HVAC filter as part of the lease agreement. Krystle Properties’ HVAC filter delivery service through the resident benefits program addresses this issue by regularly supplying new, properly sized, high-quality filters to each tenant. The delivery will act as a friendly reminder that it’s time to replace the filter per the lease’s specifications.

Home Buying Assistance: Some realtors and property managers may work with tenants to help them establish good credit and save for a down payment on a house.

Online App Portal: An online resident portal allows tenants to access their messages, essential documents, and other relevant information from the convenience of their mobile devices. Residents can sign up for online payment reminders as well.

Move-In Concierge: It can be a major hassle for new tenants to set up their utilities. People who have recently moved may not know who to call about setting up their utilities and other home services, such as internet and cable. Most of the time, the process is slow and has a lot of red tape, making it hard to get everything done. It’s also too easy to miss the fine print. That is no longer a problem when you have a move-in concierge. Tenants can get all the details they need to make an informed decision in just one phone call.

Tenants like you have asked us questions like these. Here are our most general answers. For a response that speaks to your specific situation, contact our team.

How do I report a maintenance item?

For normal non-urgent maintenance items please use the tenant portal on our website, email, mail or fax your written request. Be sure to provide us with the best possible time to reach you. If the item is urgent and it is during regular business hours (Monday – Friday, 9:00 a.m. to 5:00 p.m.), you may call our office at 707-554-6696 to report the problem, or print and fax our form. You must follow up in writing. To report emergency maintenance needs be sure the receptionist is informed that you have a maintenance emergency. If it is after business hours, call the office and follow the voice mail instructions. For police or fire emergencies, dial 911 before calling us.

What is considered an after hours emergency?

The following are examples of maintenance emergencies. The main sewer line is backed up. A pipe broke and water is leaking into the home. There was a break-in and you have an unsecured entrance to the home. After hours call 707-554-6696 and follow the instructions. Someone will respond within 30 minutes. If it is after 8:00 p.m. and before 8:00 a.m. and the call is not an emergency, you could be charged for the call.

What if I have an assistive animal?

Can I be charged for maintenance at the property?

Yes, if resident damage or neglect causes the maintenance, you will be charged for it. Also, you can be billed for a service call if you miss an appointment with one of our maintenance contractors.

Can I install cable or satellite TV at the property?

Generally yes. However, you must first obtain written permission from the property manager. At some units you may be prohibited from installing a satellite dish in any location where the dish is visible from the ground or from any other unit in the area. Any cost of installation is an expense of the resident.

Can I install extra telephone lines?

Generally yes. However, you must also obtain written permission from the property manager to do this. All costs of installing extra phone lines are the responsibility of the resident.

What are my rights to privacy if the landlord wants to enter the property?

We will call you and/or give you a written 24 hour notice if we need to enter the home. All maintenance appointments are scheduled with you in advance.

What are my responsibilities if my company transfers me before the end of the lease?

Most leases are for a set period of time. If you are transferred, ask your company what assistance they will provide if you need to “break a lease”. Let your property manager know what is happening as soon as possible so we can begin marketing the property for a replacement resident. Please refer to our policy on early termination of Residential agreement, which you signed at lease signing for more details.

Can I sub-lease the property?

No. The lease agreement clearly states that the resident shall not sublet any portion of the property or assign the agreement without written consent from Krystle Properties.

Can I rent a steam cleaner and clean the carpets myself when I move out?

No. Your rental agreement provides that all carpets must be professionally cleaned using an approved vendor, with a copy of the invoice submitted to your property manager at check out.

Can I get a pet after move-in?

It depends on many factors including the owner’s preference and age and types of flooring. For more information, please refer to your rental agreement or contact your property manager.

When and how should I give my notice to vacate?

It is important to refer to your lease for the specific terms in your own residential agreement. In most leases, notice to vacate must be received in the office in writing on or before the 1st of the month. Most leases require a minimum 30-day notice which can be given on any day of the month. What happens if my roommate moves out before the end of the lease?

If your roommate moves out, a written notice needs to be submitted to the property manager. Remember that tenants are jointly and singularly liable to ensure that the rent is paid. You must have written permission from the property manager to substitute a roommate. (It is not the responsibility of Krystle Properties. to arbitrate or mediate problems with multiple tenant situations)

I have always paid my rent on time. Why did I receive a 3-day notice when the rent was only 6 days late?

The rent is due on the first of the month. If the rent is not posted in our office by the date stated on your lease, we serve a 3-day notice.

I am an excellent resident and take good care of the home. Can you waive my late charges?

No. We do not waive late charges. Fair Housing laws require that we treat all our residents equally. We cannot decide if one resident is more deserving than another of paying late charges, therefore we enforce late charges across the board.
