Alright, so I moved into a home in Benicia owned privately and managed through Krystle properties. I had zero issues, aside from a gardener who was absent-minded with his leaf blower, often causing things to fall, and sometimes break (one of the things that broke was a trap door on the patio that appeared to be held together with hot glue, which I was later blamed for when Krystle properties replied to my text 8+ months later, after they tried to kick us out.) Approximately 2-3 months before the end of our lease, I was asked if "Kathy" had contacted me about renewing our lease, which she had not. The rent was being raised. My partner and I asked if we could take a couple months to decide if we wanted to find a new place to live and go month to month-they said yes, and offered us rent $100 cheaper per month. When I asked them for written proof/ confirmation in regards to the situation, I never received an answer. Weeks later when expressing my opinions about the gardener, I got a text that said "... and your lease will go month to month automatically," (this, immediately after they sent me a text doubting any plausibility that their gardener could have caused any of the damage that I had reported). While this was all happening, my partner and I had already signed a lease addendum to allow us to install a car charger, which, per the addendum, would remain a part of the property when we moved out. Then, when our lease had 15 days remaining, at 5 pm on a Friday, Krystle posted a 15 day notice to vacate (legally, having lived there for 2 years, they are required to provide 60 days notice). When we made it into their office on MONDAY (we had to call to even be let into the locked door 25 minutes after they opened), we were told that the homeowner was retaking possession of the property and that the best that they could do was another 30 days. In fact, legally, they had to give us 60 days notice, which we knew. Despite asking multiple times over the course of the next month, we were never once provided with any legitimate reason for which they are continuing to kick us out, but for which they are so sorry. The day after we made our main move, a sign showed up in our yard from Krystle properties saying "Coming soon." When I called and expressed interest in the property as an anonymous individual, I was told it was being offered at the exact same price which we were paying. Then, when I contacted Krystle to ask what that meant in regards to their claim that the homeowner was repossessing the property, I was met with intense hostility. When I informed them that, due to their inability to address the situation with me as a professional adult would, I would be putting this online on every review forum legally allowable, I was then told that they would call the police if I did so. So here's my review. Call the police, Im waiting. Update- 6 months later. After breaking several housing laws in kicking us out of our home- which we never once missed or even had a late payment for (see above primary review)- Krystal Karimian never made one single attempt to contact us about frivolous repair fees, but instead sent us straight to a collections agency. Another violation of the law. Potential clients- you've been warned. "Enterprise Mommy"- we'll see you in court. Enjoy dealing with the fair housing authority and the BBB.

Excellent service, excellent people. I still think it would be better if you could post photos for house things before and after repair for owners' info.

My husband and I are both very pleased with Krystle Properties for management of our rental home in Vallejo. We been using their services since 2014, we feel we have a good communication amount us, specially with Ms. Kathy Guillen who always had responded promptly to our inquiries

This property management is run by slumlords—greedy, neglectful, and completely useless. They keep jacking up the rent while doing nothing to maintain the place.

The home itself needed some improvement but every single time I need maintenance or anything, they sent someone out ASAP. They always took care of any issues. Would rent from them again.

Absolutely terrible experience with Krystle Properties management. They’ve been completely unprofessional and unreliable when it comes to scheduling and showing rental properties. We’ve now had two separate appointments where no one showed up—despite receiving confirmations and having direct communication with their agents. There was zero follow-up or accountability, just silence. We’re coming from San Francisco and going out of our way to view property (12 Elna Dr Vallejo CA) only to be stood up twice without explanation. This isn’t just inconvenient—it’s a blatant display of how little they value prospective tenants’ time. If this is how they treat people during the rental process, I can only imagine how poor the service would be once you’re locked into a lease. Based on this experience, I would not trust them to manage anything responsibly.

I've been with Krystle Properties for a few months now and everything has gone great - from quickly finding good tenants for my three available properties to taking care of minor maintenance items. Also it was a pleasant surprise that they auto deposited all the July rents into my bank account on July 1. I have another rental coming available soon and plan to turn it over to Krystle. Update - now I've been with Krystle for over a year, they are managing six of my properties, and everything is running smoothly. Update - It's been 1-1/2 years now, and everything is going well with Krystle. I continue to turn rentals over to them as they become vacant. It's nice dealing with less day-to-day property management. Update - It's been almost 2 years now, and everything is going well as I continue to turn rentals over to Krystle. Stephanie is doing a great job getting my places rented quickly! Update - It's been over 2 years, all is going well, I have added more properties to Krystle management, and plan to add more in the near future. All is good! Update - All is going well. I keep adding properties to Krystle as they become vacant and will be adding more in the near future. Nice to have help with the management! Update - Everything is rolling along nicely. I just added a 10th property to Krystle management. Nice to get some help with all this! Update - Everything is going well. I plan to add more properties to Krystle management as they turn over. I also appreciate the maintenance referrals for some of the properties that have not yet turned over. Update - All going well. Appreciate Kathy keeping watch over my properties. Also appreciate more free time. Update - Everything running smoothly. Appreciate quick payments on the first or second of the month. 2025 update - There have been some changes, but everything is going great. Thinking of turning more properties over to Krystle

Debbie was to busy to be of any help or even simply do their job. Which set us back a month and cost us thousands of dollars.

Krystle Properties is a very professional agency, consisting of a group of responsible and reliable staff. The organization is well-ordered and the work is very efficient.

2 stars as they did find a tenant for my rental but the process to get there was terrible. I have worked with other placement companies and did not have near the amount of friction and problems that I had working with Krystle Properties.

Generqlly positive regarding response We are currently working on a turnover and my comments are associated with that process. We have received two estimates, $10k+, and wanted to visually match the repair and the correction. Unfortunately there are no weekend hours available to meet anyone at the property This is inconvenient for people who work and don't live in town.

The company does not communicate well with owners. Basically anything an owner would need to know about repairs, leasing updates and general concerns about the property being managed. You will need to call repeatedly over a few weeks to get any type contact. In the end it may be easier to mange a rental on your own.


I enjoyed my time living there, it was a very pleasant community.

36+ years of exceptional responsive services, prompt and quality maintenance repairs, 100% occupancy rate and is the glue that holds the tenants and owners together. A 5 Star company. Job well done. Eddie M
